Who is Eligible for the Guarantee?
All owners of single family, owner occupied residential properties.

What Conditions Apply for Eligibility? Listing price must be within 5% of our recommended listing price to be eligible from the date listed.

How Is the Recommended Listing Price Arrived At? We aim to arrive at the recommended price together and it will be based on a market evaluation of comparable homes that have recently sold in your neighbourhood as well as consideration of current market conditions.

What If I Want to List More Than 5% Above the Recommended Listing Price? We respect the fact that you should list your property at a price you feel most comfortable with. If however, this price is more than 5% above our recommended listing price we will keep the option open for you to qualify for the 90 day guarantee at a later date. In the event the property is reduced to within 5% of our recommended listing price within 60 days of the original listing date, the property will qualify for the guarantee from that date onwards.

Are There Any Other Conditions That Apply? Yes, just two more conditions. If for any reason the house is temporarily taken off the market, that time period would not apply to the 90 days. Also, you the seller would be responsible to pay any disbursements incurred in the marketing of the home.

Are There Any Costs to Us During the Free Period? In the event you would like us to continue marketing your property on the MLS and utilize the services of co-operating brokers, you would be obligated to pay the commission due to the co-operating broker and to pay any disbursements incurred in the marketing of the home.

Why Are You Willing to Give Such A Guarantee? We want to reassure our Sellers that we are not a realtor who will just make idle promises then sit back and hope for the best. We feel that by taking on the risk, there will be one less worry for you to carry and it will be easier for you to have confidence in us to get the job done right.

EASY EXIT LISTING
The seller would be obligated to pay any disbursements incurred in the marketing of the home.

BUYER GUARANTEE:
A buyer who has purchased a home or condo using the services of Joseph Bitton and is not satisfied with the home purchase and wishes to re-sell within 1 year of the purchase date would be responsible to pay the co-operating broker fees as well as any disbursements incurred in the marketing of the home.
