Armour Heights, Bathurst Manor, Clanton Park & Thornhill

The February 2026 real estate market shows a noticeable shift in many Toronto neighbourhoods, particularly in Armour Heights, Clanton Park, and Thornhill. Inventory levels have increased across most neighbourhoods, and homes are taking longer to sell compared to earlier in the year. This has created more choice for buyers and more competition for sellers.

While the overall Toronto market remains active, we are currently seeing a more segmented market, where some neighbourhoods are balanced while others are clearly leaning in favour of buyers.
